The New North Gold Shovel Ready Site designation is designed to identify both publicly and privately owned sites through the New North region, which are suitable for development. The goal of this program is to gather uniform site information to increase the quality of site documentation, as well as the overall number of sites that are ready for development.

Available Sites:

Aeronautical Business Park – Fond du Lac, WI

The Aeronautical Business Park is located adjacent to the Fond du Lac County Airport and has approximately 46 acres available for development on the grounds of a general aviation airport.  A 6,000-foot runway allows for coast-to-coast corporate jet flights. Convenient access to Hwys 41, 23 and 151. Affordable land prices starting at $34,900 per acre.

Oshkosh Aviation Business Park – Oshkosh, WI

Developed specifically for aviation and aerospace businesses, the Oshkosh Aviation Business Park is a joint venture between Winnebago County and the City of Oshkosh. The Park is 80.941 acres in total and is a certified Gold Shovel Ready Site. Winnebago County has approximately 50 acres of land available for lease while the City of Oshkosh has approximately 30 acres of land available for sale. Lots can be subdivided. County-owned land have direct airport access to Taxiway A; city-owned lots do not. The Park is located on the southeast corner of Wittman Regional Airport on the approach end of Runway 36 and is easily accessible from Interstate 41. On-site regional stormwater facility allows businesses to develop more of their lot and save money.

Southpointe Enterprise Campus – Sheboygan, WI

The city of Sheboygan purchased approximately 133 acres of land and created Tax Incremental Finance District #18 to fund infrastructure improvements to develop the property Southpointe Enterprise Campus.  The city owned parcels are zoned Suburban Industrial (SI).  All infrastructure improvements have been completed.

Tax Incremental District #1 – Town of Greenville, WI

Tax Incremental District #1 is made up of multiple properties of various acreage in the Town of Greenville, Outagamie County, Wisconsin. The properties are owned by multiple sellers.

Town of Clayton Business Park (South) – Town of Clayton, WI

The Business Park is in close proximity to the six-lane Interstate 41 (4.9 mi.) via US Highway 10, a major 4-lane east/west connector and STH 76, a two-lane north-south connector to the Oshkosh metropolitan area. The site is located a 15 minute drive from Lawrence University in Appleton (8.5 mi.) and the Fox Valley Technical College (8.0 mi.) campuses. The site is minutes away from the Appleton International Airport (4.7 mi.), Fox Cities Performing Arts Center (8.1 mi.) and the new Neenah High School facility (1.5 mi.). The site is located within the existing federally designated Appleton Transportation Management Area, or TMA, for transportation planning and funding purposes.

The Gold Shovel Site consists of four (4) separate parcels of land totaling 31.09 acres. All four parcels have high-visibility frontage along USH 10 (no direct access).

Village of Coleman – MacArthur Industrial Site – Coleman, WI

This contiguous acre site is strategically located in the Northeast corner of Coleman with access to public and private infrastructure including rail and fiber.  The Village is listing the land at $10,000 an acre and would look at writing down the land purchase based on the type of business, jobs being created, assessed value being generated, etc.

Village of Lena – Rosera Business Park – Lena, WI

The site is located at the SW intersection of US 141 & County A in the Village of Lena. The site is expandable and offers excellent highway access and visibility from US 141. The site is fully improved with sewer, water, utilities and fiber available. The Village can offer TIF, and can easily acquire additional acreage from two adjacent property owners, should that be necessary.

Village of Pound – 141 Business Park – Pound, WI

The 141 Business Park is a 25 acre site, within the Village of Pound’s TID, carved from agricultural land developed by the Village in 2014, which the Village of Pound annexed in ~2007. All utilities are into the park and ready for extension to all sites. At present, there is one business located in the park. There is easy access to Hwy 141 and Hwy 64 from the site both major transportation routes in the County. Future expansion of the Business Park is possible. It borders more agricultural land that does not have wetlands and is within a quarter mile of a rail line owned by Escanaba and Lake Superior. The Village has identified monies and financial incentives to be offered to developers in the form of cash payments or payments to be shared in escrow to offset infrastructure improvements. The plan structure has been set up with the intent to help stimulate interest and growth in a mixed-use development.
